CDC Capital Markets is a wholly owned subsidiary of CDC Small Business Finance. We provide SBA 504 1st mortgage secondary market solutions across the country in all 50 states. We work with banks, non bank lenders, brokers, CDC’s, credit unions, and the small business lending community to help them do more SBA 504 loans. We provide due diligence services to Morgan Stanley by marketing, packaging, underwriting and servicing these SBA 504 1st mortgages for Direct Table Funding or Loan Purchases.

The way the program works is simple. We work with the CDC's or lenders and provide them loan terms for the 1st mortgage using Morgan Stanley's balance sheet rather than the local bank's balance sheet. That means the local lender can offer terms including 25 year fixed for life 504 1st mortgages. The first mortgage is funded off Morgan Stanley's balance sheet and the local lender earns premium income. Banks win by gaining deposits and earning premium. CDCs win by increasing their 504 volume.

You can use the secondary market (Morgan Stanley) to help win deals by offering borrowers a truly fixed rate. Morgan Stanley offers a 25 year fixed for life rate on the first mortgage and the CDC offers a 20 year fixed for life rate on the second mortgage.
